C151 - Ownership Structure

PT. Hanno Bali owns the brand C151 and holds the lease rights, development and operating licenses for the C151 resort development in Seminyak.  

PT. Hanno Bali has assigned the lease rights and licenses to PT. Maximus Bali - PMA (a foreign direct investment company) established for the purposes of developing and operating C151 - luxury resort villas.

Villa Purchasers will enter into a Sales and Purchase Agreement and a Management Agreement with PT. Maximus Bali and the C151 Management Group.

LEASEHOLD
C151 ownerships are based on medium and long term leases. This allows foreigners to legally own properties in their own name. Leasehold allows the purchaser to enjoy their dream property in Bali without the pitfalls of attempting to own property in a country that does not allow foreign ownership of real estate.

Our Cliff Villas have an unprecedented 100 year lease term.

Leases in the popular Seminyak are available for 30 years.

Seminyak Villa Lease Extensions
Property leases in the Oberoi Area of Seminyak are medium term leasehold because the area is so popular with tourists who want to rent private Villas.

Its is easy to justify leasing a property in the area because of the incredible rental returns being realized by other 5 star properties in the area, which are also on medium term leasehold properties.

What happens after 30 years?
Typically what happens in terms of lease extensions beyond 30 years in the area, is that the land has been leased from simple rice farmers for Cash who spend their windfall as if they had won the lottery. This usually happens over the course of 1-5 years. Since the land is their only assets, we find that they approach the Developer for money in exchange for extending the lease. The developer then offers that same extension to the purchaser at the same price.

If the Developer has to carry the lease extension for a number of years then the lease will be available at market price whenever the purchaser chooses to renew.

The ease of leasing and favorable rental returns makes this an excellent way to own property in Bali .
